Westminster Almshouses, London
Kingswood REA was appointed by the Westminster Almshouses Foundation to prepare a Reinstatement Cost Assessment for its historic estate at 42 Rochester Row, London SW1. The purpose of the assessment was to establish an accurate insurance reinstatement value for this complex and architecturally significant site.
The property comprises a late Victorian almshouse complex arranged around a central courtyard and includes Palmer’s House, Palmer’s Block, Emery Hill Block, and Forest House. Constructed circa 1880–1882 in the Queen Anne revival style, the Grade II listed buildings feature red brick facades, stone dressings, Flemish-style gables, and a distinctive central cupola.
Kingswood’s role involved detailed review and cost benchmarking in line with RICS guidance, applying heritage uplifts to reflect the statutory reinstatement obligations associated with listed and conservation area buildings. Separate cost allowances were developed for the principal Grade II listed buildings and the ancillary accommodation within the Vincent Square Conservation Area.
The resulting assessment provided the Foundation with a robust, defensible insurance valuation reflecting the complexity of reinstating heritage assets in central London. Kingswood’s advice ensured that the client’s insurance cover accurately reflected the true reinstatement liability, protecting the long-term stewardship of this important charitable estate.

Hobart Place, Belgravia
Kingswood REA was appointed by a private development company to undertake Technical Due Diligence in support of the acquisition of a pair of Grade II listed townhouses in the heart of Belgravia. The purchaser intends to refurbish and convert the existing office accommodation into high-quality residential apartments.
Our instruction comprised a comprehensive review of the existing structure and building fabric, with emphasis on statutory compliance, heritage constraints, and risks influencing redevelopment feasibility. The property presented typical challenges of early 19th-century construction, including extensive water ingress, deteriorated roof finishes, and widespread timber decay.
Kingswood’s assessment provided a clear picture of the building’s structural integrity and the anticipated scope of remedial works, supported by a detailed capital expenditure summary. The report highlighted the need for basement tanking, replacement of roof coverings, and selective structural renewal, while distinguishing between short-term liabilities and elements superseded by the proposed refurbishment.
The outcome delivered an informed view of acquisition risks and refurbishment dependencies, enabling the client to proceed confidently with the transaction and planning of this heritage-led residential conversion.

PBSA Leeds
Kingswood REA was appointed by a leading student accommodation operator to undertake Technical Due Diligence in connection with the refinancing of a recently completed flagship asset in the North of England. The 33-storey purpose-built student accommodation tower provides nearly 700 beds alongside extensive communal and retail space.
Our scope covered structure, fabric, mechanical and electrical systems, statutory compliance, and documentation review. The property, completed in 2024, was found to be in excellent overall condition with no material defects or capital expenditure requirements identified. Key areas of review included fire safety compliance under the Building Safety Act, validation of the Building Regulations Final Certificate, and verification of warranty and contractual documentation.
Kingswood’s reporting provided a comprehensive, risk-based overview supporting the lender’s due diligence and funding approval process. Our findings confirmed a low technical risk profile, ensuring the client could progress the refinancing with confidence in the asset’s compliance, resilience, and operational readiness.

Kingswood REA was appointed by a global investment manager to provide strategic technical advice on refurbishment and repositioning options for a prime City of London office asset. The instruction focused on identifying a commercially viable scope of works to enhance market appeal, improve energy performance, and support a future exit strategy.
Our review combined on-site inspection and benchmarking analysis to establish realistic project parameters, including a rolling floor-by-floor CAT A refurbishment strategy targeting EPC B compliance. Kingswood provided detailed commentary on building envelope condition, central plant resilience, lifecycle cost planning, and opportunities for reception and end-of-journey facility upgrades.
The outcome delivered a clear, data-led view of refurbishment priorities, enabling the client to balance technical investment with market positioning and sustainability targets — supporting informed decision-making around capital expenditure and asset strategy.

Cable Street, Lancaster
Kingswood REA was appointed by Global Student Accommodation operator to undertake Environmental Due Diligence in connection with the proposed sale of a purpose-built student accommodation asset in Lancaster. The instruction formed part of a wider vendor due diligence process across multiple operational PBSA assets in the UK.
Our scope included a desktop Phase 1 Environmental Due Diligence review, assessing environmental risks and potential liabilities associated with land quality, flood risk, ecology, and regulatory compliance. The work also considered historical land use, geological and hydrogeological setting, and available statutory and environmental data sources.
Our findings provided the client with a clear, defensible position for prospective purchasers and supported disclosure under the sale process, contributing to an efficient and well-informed transaction.

Confidential Central London Hotel
Kingswood REA was appointed by an international investment client to deliver Technical and Environmental Due Diligence in support of a major London hotel acquisition. The property, a landmark five-star hotel comprising over 230 guest rooms, restaurants, and extensive back-of-house accommodation, formed part of a high-profile transaction requiring discreet and timely advice.
Our scope included full Technical Due Diligence across structure, fabric, and MEP systems, supported by a desktop environmental review. The inspection identified that while the building was well managed and maintained, many of the original mechanical and electrical installations were approaching life expiry, with roof renewal and fire compartmentation works also programmed. Kingswood’s work included assessment of High Alumina Cement monitoring records, fire safety compliance, and future capital expenditure planning aligned to the client’s refurbishment strategy.
Kingswood’s findings provided the client with a clear understanding of near- and long-term technical risks, statutory compliance priorities, and capex exposure, enabling informed underwriting and negotiation during the acquisition process.

Confidential Portfolio
Kingswood REA was appointed as technical adviser to a confidential client in support of its successful acquisition of a 5,500-bed portfolio. Our role included a coordinated programme of reviewing technical due diligence across 21 assets, delivering risk-led insights on condition, compliance, and capital expenditure to inform bidding strategy and underwriting.
The portfolio, which spans key student markets across the UK including London, Manchester, and Glasgow, presented a range of asset management and refurbishment opportunities. Kingswood’s advice helped position our client to unlock value and execute its business plan with confidence.

Confidential London Office
Kingswood REA was appointed by a global asset manager to deliver technical due diligence in support of a prime London office acquisition. Our remit extended beyond standard TDD to include a high-level feasibility review of future massing potential, aligned with the client’s post-acquisition refurbishment strategy.
The property, an early-2000s multi-let office of c.93,000 sq ft, was under offer with vacant possession anticipated in the near term. Kingswood’s work provided insights on short-term capex risks, building systems performance, compliance, and strategic upgrade potential, supporting investment underwriting and business planning.

L&Q Portfolio
Kingswood REA was appointed by Pelham Partners to provide technical due diligence support in connection with their bid for L&Q’s £1.2bn Greenwich Portfolio — one of the largest and most complex Build-to-Rent offerings brought to market in London to date.
We undertook a desktop peer review across more than 50 assets, focusing on physical condition, building safety, compliance, and capital expenditure planning. Our insights were used to inform Pelham’s underwriting strategy and investment committee submission, with particular emphasis on identifying fire remediation risks and asset management opportunities.
